Project Overview
MD Enertech Ltd was appointed to undertake the replacement of existing mechanical services at Regus, situated in Cardiff Gate Business Park. Located at the gateway to Cardiff just off Junction 30 of the M4, this impressive workspace features a striking Art Deco glass wall and stylish décor, providing premium serviced accommodation for global operator IWG plc.
Commencing in 2020 and overseen by our Project Manager, Chad McCabe, our team executed a complete mechanical refurbishment to create an energy-efficient CAT A layout tailored for incoming tenants. Utilising TAS software, our design team performed full thermal modelling to optimise performance. To minimise waste and project overheads, we intelligently retained and reused the main ductwork and pipework infrastructure, replacing obsolete units with 53 new Ability 'Evo' four-pipe fan coil units, a high-efficiency gas-fired boiler plant, and a Carrier AquaSnap air-cooled chiller.

The Detail
01. Challenge
The project required upgrading outdated mechanical systems to modern CAT A standards without replacing functional core infrastructure, demanding careful design co-ordination to integrate new equipment seamlessly with existing ductwork and pipework runs.
02. Solution
Our design team conducted dynamic thermal simulation using TAS software to size systems accurately. Under Chad McCabe's management, we installed 53 Ability 'Evo' four-pipe fan coil units, a new high-efficiency gas boiler plant, and a Carrier AquaSnap chiller, connecting directly into the retained pipework framework.
03. Outcome
By retaining and re-using the primary infrastructure, we drastically reduced material waste while delivering a state-of-the-art heating and cooling solution. The upgraded plant delivers flexible, low-energy environmental control suited to high-specification tenant needs.
