Project Overview
MD Enertech Ltd was appointed to deliver the complete mechanical services installation for new laboratory and office accommodation at Reef Labs in King's Cross, London. Working within a high-specification life sciences environment, the project required the design, co-ordination and installation of modern building services to support laboratory, office and collaborative spaces while achieving the highest standards of performance, efficiency and occupant comfort.
The project comprised a full mechanical fit-out, including air conditioning, ventilation, domestic water services, above-ground drainage, automatic controls, and comprehensive testing and commissioning. Working collaboratively with the client, design team and principal contractor throughout the 28-week programme, our engineers delivered a high-quality installation providing reliable environmental control, superior indoor air quality and an energy-efficient workplace for one of the world's leading pharmaceutical companies.

01. Challenge
Delivering mechanical services for a dual-purpose life sciences facility required balancing standard office comfort with strict laboratory ventilation demands, precise environmental controls, and specialist drainage requirements within a tightly managed 28-week schedule.
02. Solution
Our team installed high-efficiency 4-pipe fan coil systems alongside Variable Air Volume (VAV) ventilation controls and integrated BMS management. Works encompassed domestic hot and cold water services, laboratory drainage, and above-ground public health systems co-ordinated seamlessly with the wider design team.
03. Outcome
The project was completed within the 28-week programme, fully tested, balanced, and commissioned. The completed installation delivers robust environmental control, exceptional indoor air quality, and optimised energy performance tailored to a global pharmaceutical leader.
